ADU Floor Plans — watercolor illustration on an Orange County lot

The right ADU floor plan starts with size and how you’ll use the space, then gets drawn around your real lot. Here are layout ideas by size, what makes a plan work, and why we draw custom rather than hand you a catalog box.

01

By size

Studios (compact, lowest cost, strong rental); 1-bedroom (the rental sweet spot for many lots); 2-bedroom (families and higher rent); 3-bedroom (larger lots and multigenerational living) — each suits a different goal.

02

What drives a good plan

Lot shape, setbacks, sun and privacy decide where the unit sits and where windows go; smart layouts maximize livable space and rentability within the footprint you’re allowed.

03

Custom beats catalog

A stock plan rarely fits a real lot. We draw your ADU around your setbacks, access and light — so it fits the site and lives well.

Frequently asked questions

What’s the most popular ADU size?
1-bedroom units are a common sweet spot — affordable to build and easy to rent — but studios and 2-beds each suit different goals.
How small can an ADU be?
Efficiency units can be quite compact, and JADUs go up to 500 sq ft. The right minimum depends on use and your city’s rules.
What’s the biggest ADU allowed in OC?
California allows ADUs up to 1,200 sq ft, with at least 800 sq ft widely permitted regardless of local limits.
Do you have stock plans or custom?
We design custom — drawn around your actual lot — because stock plans rarely fit real setbacks, access and light.
2-bed vs studio for rental?
A studio costs less and rents fast; a 2-bed earns more and attracts families. We help you weigh build cost against rent for your lot.

Building an ADU in your Orange County city

ADU rules vary by city — we handle the specifics for your address. Statewide, California allows ADUs up to about 1,200 sq ft with 4-ft side and rear setbacks (CA HCD); your city may add its own details. For the statewide rules, see the CA HCD ADU Handbook.
