How this plan lives
The Laguna exists because most Orange County lots are smaller than most ADU dreams. At 450 square feet it clears setbacks that kill bigger plans, and the layout spends every foot on living: an open main room, a real bedroom instead of a curtained alcove, a full bathroom, and a kitchen wall that handles actual cooking rather than gesturing at it.
Who rents a 450-foot unit? In our experience, one person with a good job who wants their own front door — a nurse, a grad student, a recently divorced parent restarting. The county-wide rent band for ADUs runs $2,000–$3,000 a month and compact one-bedrooms sit inside it comfortably, because the tenant is paying for privacy, not square footage.
On cost, small does not mean proportionally cheap — the kitchen and bathroom are the expensive rooms and every plan has them. But the Laguna is the least site-hungry plan we draw, and on constrained lots it is often the difference between an ADU and no ADU.
