How this plan lives

The second bedroom changes who can live in the unit, and that changes everything about how it rents. A one-bedroom serves singles and couples; the Tustin serves a parent with a kid, two roommates splitting rent, or grandparents who want a guest room for the grandkids. Wider market, steadier occupancy.

Inside 750 square feet the discipline is the shared bathroom — one bath serving two bedrooms keeps the plan efficient and the budget honest. The bedrooms sit apart from each other rather than wall-to-wall, which roommates in particular will thank you for.

This is also the plan we reach for when the ADU’s first job is family, not rent: a mother-in-law today, a rental in five years. Two bedrooms keep both futures open, which is exactly what you want from a building that outlasts its first purpose.

Frequently asked questions

Does a second bedroom raise the rent much?
It widens the tenant pool more than it raises the sticker — families and roommate pairs enter the market for your unit. OC two-bedroom ADUs sit toward the upper half of the $2,000–$3,000 county band.
Why one bathroom and not two?
In 750 sq ft, a second bath eats the living space and the budget. One well-placed bath keeps the plan efficient; if you want two, that is the conversation where the Newport plan enters.
Is the Tustin good for multigenerational living?
It is the plan we most often draw for it — a bedroom for the parent, a second for guests or a caregiver, single-level living throughout.
Do impact fees apply to a 750 sq ft ADU?
This is the size where they can start. A jurisdiction may not charge impact fees on ADUs under 750 sq ft, or on junior ADUs at all; at 750 sq ft and above fees may be charged, but only in proportion to the ADU’s floor area against the main house. Ask your city for the number before you settle on a size.
Can the city limit the Tustin to one bedroom?
No. State ADU law prohibits jurisdictions from limiting the number of bedrooms in an accessory dwelling unit, so a two-bedroom plan cannot be refused on bedroom count alone.
