2 Bedroom ADU Floor Plans (750–1,000 Sq Ft)
The two-bedroom layouts we build in Orange County — for families, roommates and maximum rental value.
A 2 bedroom ADU typically runs 750–1,000 sq ft — two real bedrooms, a full bath, and a shared living-kitchen space. It’s the layout for a small family, roommates who split rent, or multigenerational living with space to breathe. We build two proven two-bedroom plans — The Tustin (750 sq ft) and The Newport (1,000 sq ft) — both customizable to your lot.

Who a 2-bedroom suits
Small families, roommate pairs, or parents plus a grandchild — and landlords targeting the top of the rent band: two bedrooms consistently out-rent one-bedroom units in every OC city, and roommate demand keeps vacancy low.
What it costs
At the published 2026 rates — $270–$380/sq ft custom detached — a 750 sq ft two-bedroom typically lands around $205K–$285K and a 1,000 sq ft build around $270K–$380K. Run your size in the cost calculator.
The lot question
A 750–1,000 sq ft footprint needs genuine yard room after 4-ft setbacks. Deep postwar lots handle it comfortably; tighter lots sometimes do better with a two-story or above-garage layout that stacks the same bedrooms on half the footprint.
