Does ADU rental income count toward a mortgage?
Under FHA rules from October 2023 (HUD Mortgagee Letter 2023-17), lenders may count 75% of an ADU's expected rent toward qualifying income in eligible scenarios — confirm details with a licensed lender. Our ADU financing guide covers the current options.

Long-term rental (30+ days) of a permitted ADU is legal statewide. Short-term rental rules are city-specific and often restrict ADUs — check your city's short-term-rental ordinance before underwriting nightly rates.
