How this plan lives
At a thousand square feet, the Newport stops being "the unit out back" and becomes the second house. Full-size kitchen, a living room that hosts actual guests, two genuine bedrooms — this is the plan for households living in the ADU for years, not months, and for owners chasing the top of the rental market.
It asks the most of the lot. Setbacks, open space, sometimes a conversation about how the main house and the new one share the yard — the Newport is the plan where we spend the most time on siting before anyone falls in love with the floor plan. When the lot carries it, nothing else we draw lives as well.
California allows ADUs up to 1,200 square feet, so the Newport sits near the practical ceiling while leaving margin for design flexibility. For resale, a legal, well-built two-bedroom second dwelling is the strongest ADU story a property can tell.
