ADU return math, 2026

ADU rental income & ROI in Orange County

What ADUs rent for city by city, the honest payback math against real build costs, and a free calculator to run your own numbers. From a licensed OC design-build contractor (CSLB #1095476).

The short version

Orange County ADUs typically rent for $1,800–$4,000 a month depending on city and size. Against a typical detached build cost of $200K–$450K+, the gross-rent math lands larger detached units in the 7–10 year band before expenses. Garage conversions are quoted after a site visit, so their payback is run from that quote. The calculator below runs the numbers for your size and city.

What ADUs rent for in Orange County, by city

Typical asking rents we see across the county in 2026, larger, newer detached units sit at the top of each band:

CityTypical monthly ADU rent

The payback math, worked honestly

Gross-rent payback is build cost divided by annual rent. A worked example at 2026 numbers:

ScenarioBuild costRentGross payback
750 sq ft detached, Irvine≈$280,000$2,900/mo → $34,800/yr≈8 years
What gross math leaves out
  • Vacancy, maintenance and insurance (real payback runs longer than the gross number.
  • Added property tax) roughly 1%–1.25% of the value the assessor adds; the mechanism is in our property-tax explainer.
  • Financing cost, if you borrow to build; the financing guide covers the 2026 options, including FHA’s 75%-of-rent rule.
  • The second return stream, a legal ADU also adds long-term property value, which the rent math ignores entirely.

ADU rental income questions, answered

How much rental income does an ADU generate in Orange County?
Typical Orange County ADU asking rents run $1,800-$4,000 per month depending on city and size: roughly $3,000-$4,000 in Newport Beach, $2,500-$3,200 in Irvine, $2,400-$3,000 in Huntington Beach, $2,200-$2,800 in Costa Mesa, $2,000-$2,500 in Fullerton and $1,800-$2,400 in Anaheim. Detached units at the larger end rent strongest.
How long does it take an ADU to pay for itself?
Simple gross-rent arithmetic: a $300K detached ADU renting at $3,000/month is about 8.3 years of gross rent. A garage conversion is quoted after a site visit, so its payback is worked out from that quote. Real payback runs longer than gross math. Budget for vacancy, maintenance, insurance and the added property tax (roughly 1%-1.25% of the value the assessor adds).
Is building an ADU a good investment?
The two return streams are monthly rent and long-term property value, against a build cost of $200K-$450K+ for a detached unit, or a garage conversion quoted after a site visit. The math above lets you run your own numbers. We are a licensed contractor, not a financial advisor, so treat this as construction-side arithmetic, not investment advice.
Does ADU rental income count toward a mortgage?
Under FHA rules from October 2023 (HUD Mortgagee Letter 2023-17), lenders may count 75% of an ADU's expected rent toward qualifying income in eligible scenarios, confirm details with a licensed lender. Our ADU financing guide covers the current options.
Can I rent my ADU short-term on Airbnb?
Long-term rental (30+ days) of a permitted ADU is legal statewide. Short-term rental rules are city-specific and often restrict ADUs. Check your city's short-term-rental ordinance before underwriting nightly rates.
