What is design-build?
It’s a delivery method where one company handles both the design and the construction under a single contract — instead of you hiring an architect and a builder separately.
How is it faster than hiring an architect separately?
Because design and construction are coordinated from day one, plans are drawn to be buildable on budget, and there’s no gap while you re-bid the project to contractors. One team keeps it moving on a fixed schedule.
Is the price fixed?
We give you a firm, written quote before construction so you’re not exposed to open-ended costs. Any change is agreed in writing before it happens.
Who pulls the permits?
We do. We package, submit and clear every city correction — structural, energy and utilities — so you don’t have to deal with the planning department.
What’s not included?
Items like surveys, soils reports or off-site utility work can be project-specific; we flag anything outside the base scope clearly in your quote so there are no surprises.
